June in Metro Vancouver marks the start of summer, with longer days, school winding down, and many buyers and sellers looking to make a move before the busiest vacation weeks arrive. Activity picked up in June, with more buyers returning to the market while inventory remained healthy, giving purchasers plenty of choice.
One of the most notable trends this month was that all three property types—detached homes, townhomes, and apartments—recorded year-over-year sales increases, something we haven't seen often in recent years.
According to Greater Vancouver REALTORS® Chief Economist Andrew Lis:
"June's data could be an early sign of a shift in the market...with all housing types posting gains, demand may be returning more broadly."
Residential Sales
2,390 homes sold in June 2026.
Up 9.6% compared to June 2025.
Still 12.4% below the 10-year seasonal average of 2,728 sales.
Inventory
5,938 new listings came to market.
Down 6% from June 2025.
5.9% above the 10-year seasonal average.
Inventory remains healthy, providing buyers with a good selection while giving sellers more competition than in previous years.

What This Means
June brought encouraging signs for the Metro Vancouver housing market. Sales increased across every property type, suggesting buyer confidence may be improving after an extended period of mixed activity. At the same time, prices remained relatively stable month over month, and inventory continues to offer buyers a wide range of options.
For buyers, this remains a market with choice and negotiating opportunities. For sellers, well-priced homes continue to attract interest, but pricing accurately is still key as buyers remain selective.
Overall, June may represent the first indication that market momentum is beginning to build heading into the second half of 2026.
