September brought the return of fall routines, but Metro Vancouver’s housing market continued at a slower pace. Buyers remain cautious, taking their time with decisions, while market conditions vary depending on the type of home.
Home sales declined 8.4% compared to September 2025, with 1,717 properties sold. Sales were also 25% below the 10-year seasonal average. Much of the slowdown came from the apartment market, while detached and townhouse sales held relatively steady.
Sales & Inventory
There were 5,852 new listings in September, down 10.3% from last year but still 5.7% above the 10-year seasonal average.
The overall sales-to-active listings ratio was 10.9%, reflecting conditions that continue to favour buyers. Historically, a ratio below 12% for a sustained period can put downward pressure on prices.

What Does This Mean for Buyers and Sellers?
September's numbers tell an interesting story. While overall sales are down, the slowdown isn't affecting every property type equally.
For buyers, there's more room to negotiate, particularly in the apartment market. For sellers, realistic pricing and thoughtful preparation remain important as buyers continue to be selective.
The market isn't standing still, but it's certainly moving at a more measured pace.
