Metro Vancouver Housing Update: April 2022

April saw buyer demand relax further across Metro Vancouver*, resulting in home sales returning to more traditional levels.

“So far this spring, we’ve seen home sales ease down from the record-breaking pace of the last year”, says Daniel John, Chair at the Real Estate Board of Greater Vancouver (REBGV). He adds, “While a small sample size, the return to a more traditional pace of home sales that we’ve experienced over the last two months provides hopeful home buyers more time to make decisions, secure financing and perform other due diligence such as home inspections”.

Location Spotlight: Kitsilano

Kitsilano, or often Kits for short, is a very popular area of Vancouver for people to not only call home, but to stretch out on the beach on the weekends, take their bikes for a joyride or to simply spend a day inspecting the popular shops and bustling eateries.

Named after August Jack Khatsahlano, an Indigenous/Aboriginal chief of the Squamish people, the area originally offered plenty of resources for those who lived here to hunt, fish, trap and gather.

Metro Vancouver Housing Update: March 2022

Metro Vancouver* remains an incredibly sought-after location for many homeowners, with buyer interest and demand continuing to stay put at elevated levels. However, overall home sale activity dropped last month – a calmer outcome compared to last spring’s record pace.

Daniel John, the Real Estate Board of Greater Vancouver (REBGV) Chair commented on the current market movement since last year’s record numbers; “March of 2021 was the highest selling month in our history. This year’s activity, while still elevated, is happening at a calmer pace than we experienced 12 months ago. Homebuyers are keeping a close eye on rising interest rates, hoping to make a move before their locked-in rates expire.”

Metro Vancouver Housing Update – February 2022

As we edged further into the new year, there was a modest increase in the number of listings available in Metro Vancouver’s housing market* – welcomed news for eager house hunters across the area.

However, even though the number of available properties has increased from previous months, the overall level of supply remains tight, continuing the upward trend in pricing.

Taylor Biggar, the Real Estate Board of Greater Vancouver (REBGV) Chair commented on these observations by saying, “As we prepare to enter what’s traditionally the busiest season of the year, the Metro Vancouver housing market is seeing more historically typical home sale activity and a modest uptick in home listing activity compared to last year.”
